Fire Door Being Repaired

Fire Door Hardware: Hinges, Closers, Seals, and Latches Explained

Home » Blog » Fire Door Hardware: Hinges, Closers, Seals, and Latches Explained

When it comes to fire safety, a fire door is much more than just a heavy slab of wood or metal. It is a carefully engineered life-safety system. For a fire door to perform its primary function, holding back smoke and flames to protect escape routes, every single component must work in perfect harmony.

If one hinge fails or a closer isn’t adjusted correctly, the entire integrity of the fire compartment is compromised. In this guide, we break down the “Big Four” essential hardware components that keep your building compliant and your occupants safe.

1. Fire-Rated Hinges

Hinges are the most hard-working part of the door. They must support the significant weight of a fire door while ensuring it swings smoothly without dropping or binding.

  • Certification is Key: Fire door hinges must be grade-rated (usually Grade 11 or 13 for heavy doors) and CE or UKCA marked.
  • The Melting Point: They must be made from materials with a high melting point, typically steel or stainless steel. Brass hinges are generally unsuitable unless they have a steel core, as they can melt during a fire.
  • The Three-Hinge Rule: Standard practice requires a minimum of three hinges per door to prevent warping at high temperatures.

2. Fire Door Closers

A fire door is only effective if it is closed. Because humans often forget to shut doors behind them, a self-closing device is a legal requirement for most fire doors.

Common Types of Closers

  • Overhead Closers: The most visible and common type, mounted at the top of the door.
  • Concealed Closers: Hidden within the door leaf or frame for a cleaner aesthetic.
  • Electromagnetic Hold-Open: These allow doors to stay open for high-traffic convenience but automatically release and shut the door the moment the fire alarm sounds.

Warning: Slamming is as bad as not closing. A closer must be adjusted so the door latches firmly but doesn’t cause structural damage over time.

3. Intumescent and Smoke Seals

During a fire, the gap between the door and the frame is the most vulnerable point. This is where seals come into play.

  • Intumescent Seals: These contain a material that expands when exposed to heat (usually above 200°C). They swell to many times their original size, sealing the gaps and “locking” the door into the frame to block fire.
  • Smoke Seals: Often combined with intumescent strips (brush or fin type), these prevent the spread of “cold smoke,” which is often more lethal than the fire itself in the early stages of a blaze.

4. Fire Door Latches and Locks

The latch is what keeps the door engaged within the frame. Under the intense pressure of a fire, a door can warp or bow; a high-quality, fire-rated latch ensures the door remains in place so the intumescent seals can do their job.

  • Steel Components: Like hinges, the internal mechanisms must be made of steel to ensure they don’t melt and allow the door to spring open.
  • Compatibility: The strike plate and the lockset must be compatible with the specific fire rating of the door (e.g. FD30 or FD60).

Why Professional Inspection Matters

Fire door hardware undergoes immense wear and tear. A door that passed inspection last year may have a leaking closer or a loose hinge today.

Under the Regulatory Reform (Fire Safety) Order 2005, building owners and Responsible Persons are legally required to ensure fire doors are fit for purpose. Regular inspections by certified professionals aren’t just a good idea, they are a life-saving necessity.
